Real Estate Division

Buildings that are finished when we say they are.

We develop and build commercial and residential property. Land assessment, design, construction and handover run under one programme, so the date you are given is the date you can plan around.

What we do

Development, and the delivery behind it.

We work on both sides of a property project: assessing whether a site and a scheme make sense, and then building it. That means the programme and the budget are set by the people who have to meet them.

Materials and methods are chosen for the climate and ground conditions of the site, not copied from a specification written somewhere else. It costs a little more at the start and considerably less over the building's life.

What we build

Commercial and residential.

  • Office and mixed use

Offices, retail space and mixed-use buildings, built to specification and handed over ready to occupy or let.

  • Residential

Apartments and homes, from single blocks to phased schemes, with material choices matched to the site.

  • Institutional

Clinical, education and community buildings, drawing on the group's healthcare and infrastructure divisions.

  • Site and feasibility

Land assessment, planning input and feasibility work before anyone commits capital to a scheme.

  • Fit-out

Interior fit-out and services for tenants taking on shell-and-core space.

  • Estate upgrades

Refurbishment and system replacement in buildings that stay occupied through the work.

How a project runs

One programme, one contact.

Decisions made before the ground is broken

Feasibility, statutory approvals and the construction programme are settled up front. Most cost overruns on a development are decisions taken late, so we take them early.

  • Site assessment and feasibility review
  • Architectural and structural design
  • Statutory approvals and consents
  • Programme and budget agreed before mobilisation

Handed over ready to use

Services are commissioned and tested before handover, and the building comes with the documentation to operate it. A snag list is not a handover.

  • Structural and finishing works to specification
  • Mechanical, electrical and plumbing commissioned and tested
  • Documented handover with operating information
  • Defects period with a named point of contact

Who we work with

People putting capital into buildings.

  • Private investors

Commercial and residential schemes built as investments.

  • Corporate occupiers

Head offices and premises built or fitted out to a business requirement.

  • Developers

Delivery partner for schemes already through feasibility.

  • Institutions

Clinical, education and community buildings with specific operating needs.

  • Landowners

Assessment of what a site can support before it goes to market.

  • Estate managers

Refurbishment and upgrades across occupied portfolios.

Why us

Why build with Sabbia.

  • Developer and builder

We carry the programme and the construction, so the schedule is set by the people delivering it.

  • Engineering in-house

Civil and structural capability from the infrastructure division rather than a subcontracted unknown.

  • Built for the site

Materials and methods chosen for local climate and ground conditions, which is what decides maintenance cost later.

  • A real handover

Commissioned, documented and supported through the defects period.
